Assessment Of Lean Technique Implementation On Waste Reduction In Private Residential Real Estate Companies In Addis Ababa

Abstract

Waste In The Construction Industry Is Defined As Any Loss Produced By Activities That Generate Direct Or Indirect Costs But Do Not Add Any Value. In Recent Years Waste In The Construction Industry Has Been The Subject Of Several Researches Around The World But Still Continues To Be A Critical Issue. Researchers Implement Different Methods To Reduce The Amount Of Waste And One Of The Effective Methods Is The Application Of Lean Techniques. The Objective Of This Study Is To Develop An Analytical Hierarchical Model For The Implementation Of Lean Techniques For The Reduction Of Construction Waste In Private Residential Real Estate Companies. The Study Is Quantitative Which Follows The Approach Of Comparative Judgment (Prioritization). It Was Conducted On 7 Private Residential Real Estate Companies Which Were Actively Involved In The Construction At The Time Through Targeting Decision-Makers As A Respondent. Analytical Hierarchical Process-Based Questioner And Face-To-Face Interviews were Conducted For The Collection Of Primary Data. By Using Comparison-Based Survey To Quantify Relative Priorities For A Given Set Of Alternatives On A Ratio Scale Based On The Judgment Of The Construction Professionals. Based On The Questionnaire The Analytical hierarchy Process Method Was Adopted For The Data Analysis, Which Is A Hierarchical Structure Tool Used For Managing Quantitative Multi-Criteria Elements Involving In Decision Making Behavior. Based On The Data Analysis Poor Material Handling, Poor Site Management, And Frequent Change In Design Are Identified To Be The Three Most Dominant Sources Of Construction Waste. It Was Concluded That The Selected Companies Don?�?T Have Any Waste Reduction Strategy Or Practice With The Respondents Having Less Awareness About Lean Techniques And Their Implementation. And It Was Recommended That, For Construction Companies To Give Proper Attention To Construction Waste, With Further Studies To Be Done On Lean Techniques For Better Implementation.
