Abstract

Urban land management is regarded as a vital means to achieve urban sustainable development. Land banks are governmental organization that is established for the purpose of converting vacant, abandoned and foreclosed properties into useful factor of production. Land banking was officially established in Adama town under the land Management and Administration office of the City. The land banking practice has been facing a number of challenges since its establishment. The general objectives of this study is identify the major challenges of land banking practices and to show the role of geospatial technology in improving land banking system in Bole sub. Methodologicaly the study use Master plan of city,Satellite images of 2022 aquired from USGS sentinel 2A with spatial resolution of 10m. Create a geodatabase for accomplishment of spatial analysis information and identify current land use types in study area Using GIS and Erdas software.while descriptive data analyzed by SPSS. Spatial analysis, Stratified random sampling and purposive sampling techniques supposed was used to get appropriate data and address the main objective of the study.to overcoame the problem stated in above the paper pimarly this research develop well designed central database(Geodatabase) which store, manipulate and checking property details of each parcel. this can help experts to know the current land use and owner of land. Additionally minimize overlapping of parcels with each other.The study was found out that the main challenges of land banking in Bole sub-city include poor organizational structure, lack of modern land information system, weak financial sources, lack of skilled manpower and weak urban governance system. Hence, land banking is lots of advantages of economic development of the sub city and has good future development of the town, in order to address the future need of urban land for various development activities and achieve governmental plans.
