Abstract

A building exists to serve the user‘s space requirement. The essence of maintenance is, therefore, to maximize the service life of a building, by delaying deterioration, decay and failure. Building maintenance management is a complex and multi-faceted thought process that involves planning, directing, controlling and organizing resources for the sustenance of the building‘s functional performance. The purpose of this project study is to assess the building maintenance strategy of existing management of ASTU and AAU on different item of existing building. Through extensive literatures review of other different country maintenance management system and the qualitative data collecting approaches, through structured and unstructured questionnaires and interview, also this project study aimed that to emerge the need of building maintenance management system that reflects on the efficient and effective use of maintenance resources and Building conditions. A structured maintenance management system and sustainable approach is the right direction. Along the line, the key factors affecting sustainable maintenance management system are economical considerations, and the obvious benefits relates to social matters. And The project concludes by enumerating a number of recommendations aimed at providing the necessary framework for proper and effective maintenance of buildings. These are the need for public Universities to embrace preventive maintenance practice as a high priority rather than unplanned maintenance. Managers are to oversee periodic inspections of buildings‘ conditions and create an inventory of buildings‘ components and equipment. Public institutions should ensure that their maintenance department is adequately staffed. There is also the need for a national policy on maintenance to be formulated to protect buildings, institution of a maintenance awards scheme for public institutions and establishing a maintenance fund to be managed for maintenance of public buildings in the country.
