Global Forces Like Urbanization, Economic Reform, Globalization, And Technology Are Changing How People Relate To Land. This Difficult Relationship Necessitates Efficient Administration And Land Management. The Study's Objective Was To Evaluate The Effects Of Urbanization On Land Management And Development In Bishoftu City, Specifically In The Context Of Dibayu Sub City In Oromia, Ethiopia. The Study Took Into Account The Use Of Both Quantitative And Qualitative Data From Primary And Secondary Data Sources, And It Employed The Descriptive Survey Method. We Employed Questionnaires And Conducted Interviews With A Variety Of Pertinent Parties Related To The Study's Topic. A Reconnaissance Field Survey Was Also Used To Collect The Data, Which Involved Comparing The Descriptions Of Land Development And Management System Practices In The Bishoftu City Structure PlanOr Development Plan With The Actual Field Conditions. Next, A Random And Deliberate Sampling Approach Was Used To Analyze The Data Using A Probability And Non-Probability Sampling Technique. The Study's Conclusion Shows That The Impact Of Urbanization (Population And Physical Growth) On Land Development And Management Systems Is Neither Efficient Nor Effective Because Of Dibayu Sub City's Inadequate Capacity To Provide Land Development For Various Uses, Poor Land Records, Inadequate Information, And Inadequate Management Systems. Furthermore, The Sub City's Poor Land Management Practices Have Resulted In Unfair Markets For Land And Corruption. This Resulted In Low Municipal Revenue And Decreased Economic Activity, Which Hindered The Sub City's Ability To Develop And Manage Its Land, As Well As Its Ability To Grow Economically. In Order To Improve Land Development And Management, This Study Recommends That The Sub City Administration Use Autonomous Cadastre, Which Is Already Being Used By Other Nations. It Also Suggests Strengthening The Institution Overall To Increase Its Capacity To Achieve Or Realize An Efficient Land Development And Management System.
