Abstract
Facility management plays a crucial role in maintaining and enhancing the physical
infrastructure of organizations, aligning it with their core objectives. Despite its recognized
importance in the construction industry, the adoption of facility management practices
continues to face significant barriers. This study aims to addresses the need for a comprehensive
assessment of facility management practices in public hospitals, aiming to identify areas for
improvement as per the required standard. Consequently, this research end tries to bridge the
gap in public hospital management in Addis Ababa there by developing a conceptual framework
aimed at improving facility management practices in public hospitals. The study is conducted
through mixed research approach utilizing both secondary and primary data. Primary data
were collected in the form of Likert scale questionnaires. The questionnaire employed in this
study is validated through the Pearson correlation coefficient, while the questionnaire's
reliability is assessed using Cronbach's alpha in SPSS. Purposive sampling method was used to
collect information from respondents in public hospitals. The data were analyzed using
descriptive statistics with the assistance of SPSS version 26 software and presented in the form
of table. The findings of this study highlight from average to bad inadequate condition of
facilities in Addis Ababa public hospitals, average condition of facilities are (wall finishes, floor
finishes and ceilings), and bad condition include Services (sanitary appliances, building service
equipment, disposal installation, water, ventilation, electrical, light,, lifts, protection
installation, drainages, external services), this indicating a pressing need for improvement.
Users of these facilities expressed dissatisfaction with the quality of facility services provided
(ventilation, performance of lighting and condition of elevators). Moreover, the study revealed
a significant gap between international and local facility management practices, with the local
practices lagging behind in various aspects. Therefore, this study provides conceptual
