This thesis looks at the impact of the City Corridor Project (CCP) changes the land use planning and Zoning Regulations in Kazanchis, which is one of the active parts of Addis Ababa, Ethiopia. It Assess how the city's big modernization project, which aims to improve infrastructure and connectivity and change the urban setting and how people interact with each other, impacts land use planning and zoning laws. The CCP has a lot of potential for economic growth, but it also has many problems for the people who live there, like the chance of being forced to move and changes to how land is used and its zoning Regulations. Even though the project is meant to improve infrastructure and the economy, there are pressing concerns about whether the current zoning rules are sufficient to accommodate these new developments. This paper tries to assess these problems by looking into the unstable balance between urban growth and the needs of the community. It stresses the importance of planning that includes the opinions of local stakeholders. The main objective is to find out how the City Corridor Project (CCP) changes land use planning and zoning rules in Kazanchis. This includes finding out if there are any changes in land use trends and how well the current zoning laws support sustainable development. To do this, a mixed methods research technique will be used. This will include both quantitative studies using demographic data, zoning maps, and official city planning papers, as well as qualitative studies based on interviews with local residents, government officials and Professionals. The goal of this thorough method is to get a full picture of how the City Corridor Project (CCP) changes the land use and Zoning Regulations in Kazanchis. In the end, the study's results should add a lot to the talks about urban planning in Addis Ababa and give lawmakers useful ideas for making land use planning and zoning rules and regulations better so that cities keep growing.en_US
