Abstract
Urban Areas Are Adopting Creative Strategies To Enhance Housing Accessibility And Affordability. Provision Of Condominium Housing Buildings Is One Form Of A Strategy. While These High-Density Housing Developments Offer An Affordable Option For Many Residents, Their Impact On Residents' Quality Of Life Remains A Subject Of Debate Especially For Aging Peoples. Quality Of Life In Condominium Housing Is The Determinant Of Residents?�? Satisfaction And Well-Being. An Understanding Of Factors That Affect The Satisfaction Level Can Be A Backbone For Better Alternative In Housing Programs And Policies. This Study Compared The Impact Of Condominium Housing Development On The Preferences Of Aging Populations In Bole-Gerji And Kilinto Condominiums, In Addis Ababa. Using A Descriptive Research Design Mixed Method Employed With Qualitative And Quantitative Approach, The Study Conducted Case-Based Observations, Field Surveys, Questionnaires, And Interviews On A Sample Of 338 Willing Households. The Result Reveals That There Are Significant Differences Between The Two Locations In Terms Of Age Distribution, Employment Status, Income Levels, Ownership Status, And Rental Property Values. The Level Of Satisfaction Also Varies Based On Factors Such As Proximity To Amenities, Design Features, Safety, And Facility Provision. Correlation Analysis Reveals Differences In The Relationship Between Age And Factors Like Occupancy Duration, Ownership, Employment Status, Income Level, Safety, And Overall Satisfaction Between The Two Locations. There Is A Strong Negative Correlation Between Age And Overall Satisfaction InBgc, While The Correlation In Kc Is Moderate. Regression Analysis Shows That The Impact Of Various Factors On Overall Satisfaction Differs Between Bgc And Kc. The Study Concludes That The Effectiveness Of Condominium Housing Development Varies Between Bgc And Kc,With Bgc Having A Higher Proportion Of Satisfied Residents. From Regression Analysis, Proximity To Town Center Has A Positive Impact In Bgc And Proximity To Work Place Has A Marginally Negative Effect In Kc. Additionally, The Analysis Identified Entrance, Bathroom, Communal Areas, Room Size And Vertical Circulation As A Key Design Features That Affect Qol. The Research Concludes That Age Is A Significant Predictor Of Overall Satisfaction, With Older Individuals Tending To Be Less Satisfied In Both Locations. Therefore, Developing And Implementing Appropriate Policies And Programs That Enhance Housing Conditions For Aging Populations Is Necessary To Support Healthy Aging-In-Place.
