Abstract

Building maintenance is a fundamental practice in facility management. It is an essential practice to sustain the performance of building within required standards. This research aims to evaluate the facility maintenance management practice of condominium buildings. The objectives are discussed under the sub-topics of assessment of the current facility maintenance management practices of condominium buildings in Addis Ababa, identification of the cause of defects in condominium buildings, evaluation of the failure factors affecting the application of facility maintenance management, evaluation of the maintenance management strategies and finally facility maintenance management format is developed to improve the facility maintenance practice of condominium buildings. Addis Ababa Housing Development Project Office, the five district housing development offices and five condominium sites that give service for more than eiht years were target group for the study. Questionnaires, interview and physical observation were data collection techniques. Data analysis is conducted to assess the overall operational state of condominium buildings using root cause analysis and presented in a Fish bone diagram, convenient maintenance strategy for condominium buildings is selected using Analytical Hierarchical Process method and finally, a maintenance management framework is developed to record the status of a condominium building. The data analysis result showed that maintenance department is not available at all levels of condominium administration. Due to this, there is no regular inspection and preventive maintenance schedule. Unavailability of the maintenance department, lack of awareness on the importance of maintenance, and shortage of reserve funds are considered as the critical failure factors for the implementation of the facility maintenance management system.
